What the listing leaves out
The report separates established facts, contradictions and open questions, then routes each question to the right professional.
Living area, legal use, permit chronology, transaction history and taxes are cross-checked rather than repeated.
Amortizing mortgage, current and projected tax, insurance, HOA and a maintenance reserve — with unknowns left unknown.
A prioritized list says what to ask the inspector, attorney, title provider, insurer, assessor or seller, and when.
Where it works
You can submit any US residential address. Every report identifies what it could verify, what remains unknown and who should resolve each open question before you commit.
Parcel, assessor, sale and transfer history, permit, tax and municipal-record depth varies by location. The map is generated from the same market-adapter registry as the investor page, so a plain state is not presented as deep coverage.
North Carolina county records and current coverage limits
Report-reachable regulation sources are wired through the California, Connecticut, Florida, Maryland, Massachusetts, New Jersey, New York City, New York State, North Carolina, Wisconsin market adapters. The detailed table linked from this section states each adapter’s statewide or local boundary; a curated rule with no adapter is not presented as report coverage.
Listing evidence, realistic ownership cost, contradictions, open questions and a prioritized verification plan. Missing public records stay visible as missing.
The report can cross-check the listing against the public-record capabilities shown by the map. Open the investor coverage table for the exact source-by-source depth in each market.
See the detailed coverage tableWe test the requested rental units against the available public unit counts and rent coverage. Rental contribution is applied only when those inputs agree; missing or conflicting public-unit evidence yields no offset. Landlord rules are applied only where a regulation-capable market adapter reaches the jurisdiction.

The anonymized single-family buyer view has no deal-breaker and no high-severity finding. It still refuses to treat 520 disputed square feet as settled.

A diligence brief, not a substitute.
This report does not replace a property inspection, title search, insurance review, or legal review. It organizes public evidence and the unresolved questions so those professionals can spend their time on the points that matter.
